Abstract
The article explores the reasons why modular building has not had the revolutionary impact on the construction industry that was predicted. While the idea of constructing buildings off-site in pre-fabricated components has its appeal, the reality is that fully completed buildings generated in a factory and shipped to a project site are still on the fringes of the industry. The cost of producing modules and transportation expenses are significant barriers to widespread adoption. Companies like Katerra have faced financial difficulties, but there are success stories like FactoryOS.
