Abstract

Yamashiro, a famous Hollywood restaurant located in a century-old replica of a Japanese palace, is being put up for sale for $100 million. The hilltop compound, which has been featured in movies such as Memoirs of a Geisha and Kill Bill: Vol. 1, offers panoramic views of downtown Los Angeles and the Pacific Ocean. While the restaurant will remain, the buyer will have the opportunity to construct additional structures on the 7.3-acre site. Potential uses for the property include a boutique resort, art museum, think tank, or personal estate. Due to various factors such as high interest rates, a city real estate transfer tax, and the property's landmark status, the sale may not attract investors seeking a quick return on investment. The site last sold in 2016 for $40 million, and the new asking price is approximately $314 per square foot. Yamashiro has a rich history, having been built by Asian artisans to house an art collection and later serving as an exclusive gathering spot for celebrities in the Golden Age of Hollywood. The property features a courtyard, garden, shrines, temples, and a 600-year-old pagoda imported from Japan, which is the oldest structure in California. Despite the challenges faced by restaurants in Los Angeles, the city is anticipating continued tourism growth due to upcoming events like the 2026 World Cup, 2027 Super Bowl, and 2028 Olympics.
